The Finger Lakes are a series of 11 lakes in Central New York. Of the 11 lakes, Seneca is the largest by volume and the second longest. The area has a good climate for grapes and is home to a number of wineries. As you may guess, the region is great for water-sports, including boating, canoeing, and kayaking. Fishing is a year round sport, with ice fishing being a local favorite in the winter. FREQUENTLY ASKED QUESTIONS
Are RVs allowed? Yes, according to the Town of Prattsburgh there are no regulations around RV use.
Are utilities available? You will need a well and septic system if you want to live full-time on the property. The well will need to be 50′ from the septic tank and 100′ from the septic distribution box. At 1 acre, these setbacks may be tight, but you should contact an engineer to determine what’s feasible. The Town of Prattsburgh’s code enforcement officer can suggest a few local engineers. Alternatively, you could install a composting toilet and greywater system. You would still need to meet the above setback requirements between the well and composting toilet, but because the composting toilet is a smaller system, it may be easier to make it work.
What kind of deed will I receive? You will a receive a special warranty deed, which means the seller is guaranteeing that the property wasn’t encumbered during the time of his/her ownership.
How many people can be included on the deed? You can have as many people listed on the deed as you would like.
