Listed $69,100 less than the tax assessor’s valuation of $394,100. With interest rates at all time low you may qualify! Have cash…make an offer. Interested in repair or rehab – act quickly – price will go back up if owner adds new metal roof on 2 houses & drywall to brick house. Beautiful 30.5 riverfront acreage sits ½ mile down a private driveway for seclusion; wooded with plenty of fish, deer, and wildlife. It is complete with electric, septic, 6 wells, 2 houses and a 20,000 SF building. Convenient to Macon, Forsyth, and Atlanta GA off HWY 87. Very private yet convenience is only 1 mile away with a bait store, Dollar Store, a gas station/convenience store, quaint restaurants and shops on the movie set of Fried Green Tomatoes, and a country market coming soon in this fast growing rural area. This property will stay secluded with the river one side, the railroad on the other, and Piedmont National Reserve across the river. (Price reduced to $375,000 from $449,000). Both houses have riverfront views on a river bend with 3 bedrooms, 2 baths and a garage, and wood or propane fireplaces. They are on the left side of the private road on 18 acres with approximately 1,391 linear feet of river frontage. The 20,000 SF building is on the right side of the private road on 12.5 acres.
The 1,815 SF stucco/parex home was custom designed between contemporary and craftsman with space efficient built-ins for beauty and convenience with an alarm system that can be monitored for security. It was built for luxury, low maintenance, privacy, beauty, and convenience, using only high quality (even commercial) materials and upscale amenities, like Andersen windows and doors and stained glass pantry doors. The kitchen has a subzero frig and back saving drawers.Extra bedrooms have double closets, one with built-ins, even inside the closets with shelving that are great for office materials or storage. The Master bedroom has built in drawers in the large walk-in closet. The walls are also Parex providing double insulation and soundproofing. Even if the electricity goes out, gas logs will keep most of the house toasty warm and the gas downdraft stovetop insures you can still cook. Needs some TLC as tenants are currently living there paying $1,200/mo. It is not in flood plain.
The 2,786 SF brick home called 222 is a Mother Earth design Berm home partially built into a hillside. Windows on that portion of the house are just below the ceiling. It boasts a spectacular view of the river from the great room with its very large open design and impressive 30 to 35 feet high vaulted ceilings, so there is potential to build a loft if desired. It was damaged in 1994 in the 500 year flood and is currently only used for storage. It has not flooded since then. It was restored in a rustic manner as if it was a hunting cabin. We used it as a party pavilion for a while, then it was lived in for about 15 years, then for storage only. It needs a major rehab and is ideal for a DYI carpenter, an investor or construction worker’s dream. 85% of the preparation for the rehabilitation has been completed down to the studs. The roof structure has strong oversized rafters and the roof and decking needs to be replaced. The master bedroom has a walk-in closet, a full bath, and sliding glass doors opening to a porch with an outdoor shower facing the river. There is a sunroom that was originally designed for plants and a hot tub with a huge skylight. I would consider putting in solar panels there and a metal roof on the house. Another idea is to use the bottom structure as an indoor/outdoor recreational area perhaps even parking, and build a living quarter on top of it.
I love the river, walking the pathways and driveway, the views, privacy, seclusion, quiet, wildlife, convenience. I love that it can be a farm or just a river home or estate, a private club or lodge, and has numerous income potentials. Even if the electricity goes out, the gas logs keep most of the house toasty warm and the gas downdraft stovetop insures you can still cook. Groceries, gas and supplies a mile down the road is a plus! The deck is huge and a great place for barbecues and parties. Kids can ride bicycles and 3 wheelers down paths, play in the river, and watch the wildlife.
I am the mortgage holder assisting owners who live out of state. The pictures shown are from 2015 when I sold the property to the owners and are from 2 different time periods to show different seasons. It has overgrown some because tenants have been there for 2 ½ years and not been able to keep up with the maintenance. Shown by appointment ONLY and in order for an offer to take it off the market, will need evidence of amount able to pay in cash or a mortgage prequalification letter. I can be reached at 478-550-8491 or pamelac78@yahoo.com.
